How to Read Between the Lines of a Kelowna Real Estate Listing

Start With the Facts, Not Just the Photos

Professional photography can make a home look fantastic, but start by looking at the basic property information. Consider the age of the home, square footage, lot size, parking, property type, heating and cooling systems, and how long it has been on the market.

Then compare those details with what you’re seeing in the photographs. If a listing highlights extensive renovations, for example, find out what was actually renovated and when. A new kitchen doesn’t necessarily mean the roof, furnace, plumbing, windows, or electrical systems have also been updated.

Listing descriptions naturally focus on a property’s strongest selling points. That’s useful information, but it can also tell you where to look more closely.

If there’s considerable emphasis on the interior but very little information about the yard, parking, or surrounding property, those are things you’ll want to investigate. If a home is advertised as having suite potential, find out exactly what that means. Is there already a legal suite? Is the property appropriately zoned? Would substantial work be required?

The same applies to terms such as “recently renovated,” “updated,” or “move-in ready.” Ask what was done rather than making assumptions based on the description.

Look Beyond the Property Itself

In Kelowna, two similar homes can offer very different living experiences depending on their exact location. A map can tell you where a property is, but it doesn’t necessarily tell you what it feels like to live there.

Traffic patterns, road grades, nearby development, sun exposure, street parking, school traffic and access to everyday amenities can all matter. For some buyers, being five minutes closer to work is important. For others, having a quieter street, larger yard, lake access or nearby trails carries far more weight.

A beautiful unit at an attractive price isn’t necessarily a bargain if the strata is facing expensive repairs or restrictions that don’t work for your lifestyle.
